The quiet apartment is located on the mezzanine floor of a Viennese old building and has direct access to a courtyard. The apartment is characterized by its location in the 9th district, by its quiet garden and by the very good connection to the public transport system. It is perfect for singles, couples or a single with kid.

The apartment:
The apartment is equipped with modern facilities with a room hight of 3m. It has a fully equipped kitchen with electric stove and oven and extractor fan, dishwasher, coffee maker, kettle, cookware, crockery and glasses for 4 people. The living room has a spacious sofa, sideboard, lowboard. The sofa bed offers a sleeping area of 120 x 200 cm when opened. It has a bed drawer - so the bed is quickly cleared away and you can enjoy a cozy living room. Qualitative bed linen is available (for 2 people), sets of bed covers and towels are provided. There is a washing machine in the apartment, aditionally a 24 hrs laundry with washing machines and driers is situated close (5 minutes walking). A speedy and unlimited WIFI (glass fibre) is included. Hairdryer is provided.
The apartment has 39m2, the courtyard in total over 50m2 (about 10m2 of the courtyard belong to the apartment).
The apartment is the only one which has direct access to this courtyard. The yard is therefore quiet, it is most of the day shady and invites you to sit outside in summer - by yourself or with friends. It has been decorated nicely and is equipped with table and chairs. It is iluminated in the evening by LED Solar lights and is really a cosy city garden.
The house has elevator, but there are about 20 steps to master from maindoor/street side. There is room for storing bicycles, the whole house including the common staircase has been renovated.
New: From June 2024 the apartement will have a terrace with a pergola in the courtyard, with a semi-shadowing glass roof including a photovoltaic system! This will allow you to sit outside cosily, even when raining. Photos will be provided when ready.
In the entire district is short-term parking.
No party allowed in the apartment or courtyard (10 p.m. - 6 a.m. municipal noise ordinace).

The rental price is including all operating costs for the building and apartment (electricity, gas / heating), gross. In case more electricity /gas is needed, costs will be billed extra. Rent of maximum 6 months possible, if renting less than 3 months local tourism tax will apply (extra fee).

The neighbourhood:
The apartement is situated in the stylish 9th district of Vienna, which is known for its range of public and private hospitals and medical institutions. In about 5 minutes walking you reach the U6 station (Nussdorfer Straße). Tram line D is just around the corner. It leads you directly to Nussdorf, but also to the ring road around the Inner city and the central train station.
In a few minutes you are on the busy Nußdorfer Straße with supermarket and various shops, as well as the tram lines 37 and 38. These two trams pass by the AKH (General Hospital of the City of Vienna) and to Stubentor in the 1st district. The Lycee Francais and its French neighbourhood is just a 10 minutes walk away.
The Volksoper Vienna, Strudlhofstiege, Sigmund Freud Museum and the Liechtenstein Palace with its large park and playground are also easily accessible.

COVID-19 information:
- between different lease contracts 3 days will be left in between as a minimum
- Bed linen, towels, carpets will be washed and disinfected for each new tenant

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact HousingAnywhere customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
