The number of people in the apartment must always be identical to the number stated in the reservation and the Rental Agreement, regardless of the total capacity of the property itself.Violation of these rules will be considered a serious breach of the rental agreement, which gives us the right to immediately terminate the reservation with the retention of the entire rental amount.

β’ π ARRIVAL TIME: From 3:00 PM (or later).
β’ π DEPARTURE TIME: Until 10:00 AM (or earlier).
β’ π Early Check-in: Approved only if the accommodation is available. Early check-in is free of charge.
β’ π Late Check-out: Violation of the departure time without prior agreement with the host is charged 50 β¬ for every additional hour.

π REGISTRATION & STAY
β’ π LEGAL REGISTRATION: Registration of all guests (including children) is a legal requirement. The key safe code will be SENT ONLY AFTER ALL GROUP MEMBERS HAVE COMPLETED THEIR REGISTRATION.
β’ π Maximum Number of Persons: Stay is allowed only for the number of persons stated in the reservation.
β’ π Extra Guests: Visitors are not allowed after 24:00 h. Any person not part of the reservation found in the apartment after this time will be considered an additional guest.
β’ π Additional Guests: The stay of unregistered persons is charged an additional 50 β¬ per person per night or results in the cancellation of the reservation without a refund.
β’ π Smoking: Strictly prohibited inside the apartment , but you are more than welcome to smoke in the outdoor areas.
β’ π Quiet Hours: From 22:00 to 08:00 h.
β’ π Parties: Strictly prohibited. In case of complaints from neighbors, we reserve the right to terminate the stay while retaining the full rental amount.

π‘οΈ HYGIENE & DAMAGES
β’ π Check upon Arrival: Please check the condition of the apartment immediately upon entry. All damages are documented before your arrival. Report any new defects or hygiene irregularities immediately. Subsequent complaints will not be accepted.
β’ π Responsibility: Unreported damage found after your departure will be considered your responsibility. All damage claims will be processed through the Flatio StayProtection (AXA).
β’ π Furniture: Moving heavy furniture (beds, wardrobes, sofas, etc.) is strictly prohibited, except for the desk and chairs. This is to prevent damage to floors and the furniture itself.
β’ π Additional Costs:
o Damage to furniture, linen, or inventory is charged in the full amount.
o Excessive cleaning: A fee of 100 β¬ applies if the apartment requires cleaning beyond standard professional limits.
o Guests are responsible for a 100 β¬ specialized deep cleaning and odor removal fee if smoking is detected or if smoke odor remains inside the apartment.
β’ π Key Fees:
o Lost key: 20 β¬.
o Key left inside the apartment (delivery of a spare): 50 β¬.
o Key left in the lock from the inside: 50 β¬ for locksmith services + the cost of a new lock and a set of keys if replacement is necessary.

When leaving the apartment, you must:

β’ π When leaving the apartment, please ensure windows are closed or tilted(on*kip*), but never wide open, due to sudden summer storms.

β’ π Do not leave appliances (e.g., washing machine) running while you are out.

β’ π Last Sheets and Towels: Upon departure, you do not have to worry at all about the last sheets and towels you used. You do not need to wash them or remove them from the bed β we take care of professional cleaning so you can enjoy your stay until the last moment.

Regardless of the self check-in option, we personally greet all monthly rental guests to provide a proper introduction to the apartment.
π * ** GUEST REGISTRATION & OCCUPANCY**
Authorized Guests Only: Regardless of the apartment's maximum capacity, only the exact number of guests listed in the confirmed reservation is permitted to stay. Any changes to the number of guests must be requested and approved by the host in advance.
No Subletting or Transfers: Subletting the apartment or transferring the accommodation to third parties not listed in the reservation is strictly prohibited.
Enforcement: Discovery of any unauthorized guests or subletting will result in the immediate cancellation of the reservation. In such cases, guests will be required to vacate the premises immediately without the right to a refund.
π ** UTILITIES AND RATIONAL ENERGY CONSUMPTION**
We understand that guests come from all over the world with different habits. Therefore, we tolerate a consumption of up to 50% above our historical average for this period.
However, please be mindful of energy use. If electricity consumption becomes excessive and far exceeds these generous limits, we will have to ask you to pay for the extra cost.
In case we notice an unusual spike in consumption, we will send you a friendly warning so you can adjust your usage and avoid any additional charges.
Saving Tips: Please use energy rationally and responsibly. Only run appliances (washing machines and dishwashers) when they are full, as they are most efficient then. Always turn off lights and unplug devices when not in use.
π ** MEDITERRANEAN CLIMATE, HEATING, AND VENTILATION**
To make your stay as pleasant as possible, we would like to share some important tips about living in our region.
Climate Specifics: Unlike continental regions where central heating keeps apartments very warm, in Split and on the islands, we heat using air conditioning units and heaters. Our apartments in winter may not be as extremely warm as you are used to, but we are adapted to this and enjoy the freshness brought by the sea. We hope you will quickly adjust to our Mediterranean rhythm!
Ventilation for Health: Local residents often live with windows open throughout the year. This is part of our culture because Split is a city with high humidity. Regular ventilation is crucial to prevent moisture and mold, ensuring a healthy environment for you and helping us avoid material damage to the apartment and the potential closure of the facility for future bookings.
Keep the windows in the apartment as much as possible.
π«BATHROOM VENTILATION RULE:π«
β’ The bathroom is equipped with a MECHANICAL VENTILATION SYSTEM (fan).
β’ The fan must be TURNED ON during every shower to extract steam.
β’ POST-SHOWER: Please leave the fan running (or keep the bathroom door wide open) for at least 15 MINUTES after you finish showering. This helps keep the apartment fresh and free of humidity.
Washing & Drying Laundry: Please never dry laundry inside the apartment (on radiators or furniture). This drastically raises humidity in the apartment and causes damage that is difficult to repair (plastering and painting). For the freshness of your laundry in the sea air, use only an outdoor dryer.
Laundry Care: To keep our white linens bright for future guests, we kindly ask that you do not mix them with colored clothing during washing. This way, we avoid unwanted stains and keep the fabric soft and beautiful.
π ** SAFETY AND QUIET HOURS**
Every time you leave the apartment, it is mandatory to: Turn off the AC, oven, and stovetop. Please keep windows tilted (on 'kip') and not wide open when leaving the apartment, due to sudden summer storms.Close the taps.. Appliances (washing machines) must not be running while you are not in the apartment.
Excursions: IF YOU PLAN TO BE AWAY FOR SEVERAL DAYS, PLEASE LEAVE THE WINDOWS "TILTED," BUT ENSURE THE SHUTTERS ARE LOWERED. THIS ENSURES AIRFLOW WHILE PROTECTING THE APARTMENT FROM SUDDEN RAIN OR WIND.

You can cancel the reservation for free within 7 days before moving.
If you cancel your booking 7 days or more before the move-in date, youβll get a refund of the entire first rent. If you cancel your booking up to 48 hours before the move-in date, youβll get a refund of half of the first rent. If you cancel your booking less than 47 hours before the move-in date, you wonβt get a refund of the first rent.

What happens after I make a reservation?
Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.
What is the standard furnishing of flats?
All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.
What is a medium-term rent?
The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.
Can I go through the contract before I make a reservation of the housing?
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.
Can I see my chosen accommodation in person before I sign the lease agreement?
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on Flatio at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.
How can I pay?
On Flatio, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.
How can I cancel my reservation?
How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
