Furnished room with AC, queen bed, dresser, mini-fridge, Roku, and keypad lock. Guests have access to the kitchen, dining room, living room, laundry area, front bathroom, and garage addition bathroom. A second fridge is available in the garage. If the den or living room are rented out, those spaces will be unavailable.

Streaming and gaming are available. Each room includes a Roku with access to Netflix, Disney+, Max, Paramount+, Prime Video, Hulu, and Crunchyroll. I’m slowly building a video game theme for this room, so suggestions are welcome.

If booking in advance, you may request specific game consoles or titles. A QR code in the photos links to the full collection. Limit 1 console per room at a time. Some handhelds, rare consoles, or rare games may not be available for short-term guests or may be unavailable entirely, including PSP, Jaguar, Atari 2600, Vita, Sega Saturn, Dreamcast, Neo Geo, and ColecoVision. Consoles that cannot be secured may not be issued. Electronics may contain tracking devices. Please keep your room locked when away.

Use your own gaming accounts when possible. Purchasing games on another guest’s or host account may result in removal without refund and charges for the purchase. Games may not leave the house under any circumstances. Lost or damaged games may incur replacement charges based on current retail market value.

This room accommodates up to 2 adults, per city ordinance. Unauthorized guests beyond the occupancy limit may incur penalties.

Fresh linens and towels are provided, along with spare bathroom essentials when available. Extra unused sheets are stored under the bed for emergencies.

This is a private bedroom with standard walls and a locking door labeled “2” in the hallway. Some soundproofing exists between rooms 2 and 3, but noise may still carry. Ear plugs are available if needed. Please keep noise low after dark and take voice calls outside if possible.

Cleaning common areas is a shared responsibility. Please clean up after yourself in the kitchen, bathrooms, and other shared spaces. If there is a serious mess, biohazard, or maintenance issue, notify me immediately so it can be addressed promptly.

No wipes of any kind are allowed in the house, including baby wipes, wet wipes, “flushable” wipes, cleaning wipes, or paper towels in toilets. If a toilet clogs, contact me immediately. Do not plunge it or use chemicals. If a sink drains slowly, check the metal trap underneath first, as it may just need emptying.

Food and bathroom items are organized using a sticker system. Room 2 uses “#2” stickers. Only food marked with orange smiley or #5 stickers is considered shared/free. Unlabeled food is not automatically free.

No indoor smoking or vaping. Please smoke or vape outside only.

Please avoid wearing outdoor shoes inside the room and do not store shoes under the bed to help prevent bugs indoors. Indoor-only footwear such as slippers or flip-flops is fine.

Parking is available on the driveway and curb. During busy periods, please coordinate respectfully with other guests if blocking vehicles becomes necessary.

I work weekdays and may be onsite or remote depending on the day. Guests will not be discriminated against based on race, religion, gender, orientation, or similar factors. However, outstanding warrants, serious security concerns, or undisclosed probation/parole restrictions may result in refusal of booking. Guests on probation, parole, or with felony restrictions must disclose this beforehand, as alcohol and weapons may be present in the home.

You are responsible for ensuring any additional guest associated with your booking has read and agrees to all house rules.

There are 3 exterior security cameras monitoring the entrance and driveway for safety and accountability purposes.

You can cancel the reservation for free within 7 days before moving.

Backup accommodation

If you cancel your booking 7 days or more before the move-in date, you’ll get a refund of the entire first rent. If you cancel your booking up to 48 hours before the move-in date, you’ll get a refund of half of the first rent. If you cancel your booking less than 47 hours before the move-in date, you won’t get a refund of the first rent.

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on Flatio at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On Flatio, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
