Bright one bedroom apartment with living room composed of open kitchen, dining table with four seats, sofa bed, TV and large window. The green bathroom is complete with all the bathroom fixtures, shower box and double mirror. The bedroom - with a view on the Bosco Verticale - is provided with a comfortable double bed, two bedside tables, a double door wardrobe and a spacious chest of drawers.
The apartment is located on the fourth floor of a "stabile di ringhiera", typical Milanese house from the early 1900s characterised by a series of apartments placed side by side along a shared balcony.

HOUSE RULES
Our prices include Residence Service with assistance and include: VAT10%, utilities (electricity and gas up to a maximum daily amount), check-in assisted by (hidden) Staff, internet Wi-fi. There arent' other condominium fees or agency fees.

Tax excluded from the price:
for stays of one month or longer Milan during the check-in a short term tenancy agreement will be stipulated, the contract will be properly registered (stamp duty of 32€ and the 2% of the rent with a minimum of 67€) you have to pay only half of this amount. There are exemptions in case of application of following fiscal regime: tax withholding (cedolare secca).
During the check-in you must show the Italian Tax Identification Number, in addition to your Passport and Identity Card. If you don't have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: (hidden)).

Security deposit
We remind you that on arrival day will be required a security deposit, must be done with credit card, which will be refunded within 24 working hours from day of departure .
If you do not have a valid credit card you have to pay it in cash, but there is an extra of: €15 for check-out from 8am to 12pm (midday); 20€ for check-out from 7am to 8am; 60€ for check-out before 6am.

Check-in time
The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 p.m. - 30€. Late check-in from 12 p.m. to 8 a.m. - 60€

Final Cleaning Service
You may have to pay a fine starting from €30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean: hob with no meal leftovers and/or dishes and tableware to wash; dispose of trash properly.
Utilities
The utilities are included up to a maximum daily amount. Consumptions extra-threshold will be charged at check-out as follows: € 0.50/kWh (electricity), 1€/mc (gas).

Smoke is forbidden even with open windows. Electronic cigarettes are not allowed as well
Any kind of drug is forbidden.
Small-size animals are welcomed if priorly agreed with (hidden).
It is forbidden to host during the night people who haven’t checked in. It is forbidden to host parties at night.

La zona
A pochi passi dalla fermata della metro lilla Isola, questo accogliente bilocale si trova immerso nel quartiere Isola, zona particolarmente suggestiva di Milano, animata da una vastissima gamma di ristoranti tipici, etnici e locali notturni. A 7 minuti a piedi dall’appartamento troviamo Piazza Gae Aulenti, luogo di ritrovo per eccellenza per milanesi e turisti; dista solo 5 minuti a piedi il Bosco Verticale: due grattacieli innovativi interamente ricoperti di piante e arbusti. Camminando per 10 minuti, invece, è possibile raggiungere la Chiesa di Santa Maria alla Fontana e ammirare gli splendidi affreschi contenuti al suo interno.
L'appartamento si trova al quarto piano di uno stabile di ringhiera, tipica abitazione milanese dei primi del '900 caratterizzata da una serie di appartamenti posti l'uno di fianco all'altro lungo un balcone condiviso.

Soggiorno e cucina
Questo grazioso bilocale si apre su una zona living composta da un divano letto da una piazza e mezza, una cucina a vista fornita di tutti gli elettrodomestici necessari, una vetrina a due ante e un tavolo dotato di quattro sedute dietro al quale sono situati una panca e una televisione.

Camera e bagno
La camera da letto presenta un matrimoniale costituito da due singoli (eventualmente separabili), due comodini dotati di abat-jour, una cassettiera ed un armadio molto capienti.
La porta finestra conduce ad un balcone con affaccio sul Bosco Verticale. Nelle pareti che precedono la porta finestra sono inoltre presenti degli sportelli utilizzabili come ripostigli.
Il bagno è fornito di tutti i sanitari, box doccia e doppio specchio.

Deposito cauzionale
Le ricordiamo che al momento del check-in le verrà richiesto un deposito cauzionale, che dovrà essere versato tramite carta di credito; verrà restituito entro 24 ore lavorative dal giorno del check-out.
Nel caso in cui non sia provvisto di una carta di credito valida, potrà versare l'importo del deposito cauzionale in contanti, in questo caso è previsto un supplemento di: 15€ per i check-out dalle ore 8 alle ore 12.00; 20€ per il check-out dalle ore 7 alle ore 8; di 60€ per il check-out prima delle ore 07.00.

Orario check-in
L’orario di check-in standard è dalle 15.00 alle 21.00. E' previsto un supplemento di 30€ per il check-in dalle ore 21.00 alle ore 24.00; di 60€ per il check-in dalle ore 24.00 alle ore 8.00.

Consumi utenze
Si ricorda che, al fine di evitare gli sprechi, le utenze sono incluse fino ad un importo massimo giornaliero, al fine di evitare gli sprechi (l'importo è diverso per tipologia di appartamento). I consumi extra-soglia saranno addebitati al check-out come segue: 0,50€/Kwh, elettricità, 1€/mc, gas).

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact HousingAnywhere customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
