Area
The flat is placed in a refined residential area of Milan, immediately outside the city center and surrounded by large green spaces where to enjoy quiet walks far from the chaos of the city. The area is very well served by public transports and the convenient Passante railway, so that you can reach the main sights of Milan in a nick of time.
In addition, the center and some typical districts of Milan, such as via Lincoln, one of its most colorful streets, are a mere 30 minutes’ walk away, so that this location is perfect if you love taking relaxing walks.
In the area there are plenty of services such as supermarkets and pharmacies. Moreover, the flat is close to the so-called 'Quadrilateral of Food', which is composed of four streets where you find Milan’s largest concentration of restaurants and bars.
We recommend this place if you’re looking for the right balance between tranquility and social life.
Some of the services of the area are the MD supermarket (via Negroli 46, 300 meters), the Lloyds Pharmacy (via Negroli 400 meters) and the Intesa Sanpaolo bank branch (via Negroli 35, 100 meters).

Bedrooms
This flat consists of three bedrooms. The first one has a double bed, warm wooden flooring and a window guaranteeing plenty of natural daylight, so that the room enjoys a welcoming atmosphere. It is also provided with a big wardrobe and a walk-in closet.
The second bedroom is also very bright and features a double bed (or two single beds, if required), a nice wardrobe and a window.
The third room comprises a single bed, a wardrobe and a functional desk with a shelf where to put your books and documents. In addition, there is a nice balcony with views of the courtyard.

Living room and kitchen
The day area has a fully furnished open-plan kitchen with island and four bar stools for snacks and quick breaks. Here you find everything you need to prepare your everyday meals, such as kettle, microwave and oven. Next to the kitchen there is the dining area with a round wooden table.
In addition, there is a comfortable L-shaped sofa and a flat-screen TV placed on the wall.
Finally, the flat comes complete with a balcony featuring a table and some chairs, where to enjoy pleasant lunches and dinners in the summer.

Bathrooms
The flat has two bathrooms. They are both provided with all comforts, including shower stall. The second bathroom also has a bathtub.

HOUSE RULES
Our prices include Residence Service with assistance and include: VAT10%, utilities (electricity and gas up to a maximum daily amount), check-in assisted by (hidden) Staff, internet Wi-fi. You do not have to pay condominium fees or agency fees.

Tax excluded from the price:
For stays of 30 nights or longer, during the check-in, a short term tenancy agreement will be stipulated. In order to properly register the contract, the payment of a stamp duty (equal to 32€) and a registration tax (equal to 2% of the rent with a minimum of 67€) will be needed - only half of this amount will be paid by the guest. There are exemptions in case of application of the tax withholding (cedolare secca) fiscal regime.

During the check-in you must show the Italian Tax Identification Number, in addition to your Passport and Identity Card. If you don't have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: (hidden)).

Security deposit
We remind you that on arrival day will be required a security deposit, must be done with credit card, which will be refunded within 72 working hours from day of departure.

Check-in time
The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 a.m. - 30€.

Final Cleaning Service
You may have to pay a fine starting from €30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean (hob with no meal leftovers and/or dishes and tableware to wash); dispose of trash properly.

Utilities
The utilities are included up to a maximum daily amount in order to respect the environment.

Rules
Smoke is forbidden even with open windows. Electronic cigarettes are not allowed as well. Any kind of drug is forbidden.
It is forbidden to host during the night people who haven’t checked in. It is forbidden to make noise from 10 p.m. to 8 a.m.

Il quadrilocale si trova in un quartiere residenziale di Milano. L’area è ricca di servizi come supermercati, farmacie, ristoranti e locali. È collegato con tutta la città grazie ai comodi mezzi di superficie e al passante, che permettono di spostarsi in tutta la metropoli. A mezz’ora a piedi dal centro, l’appartamento è perfetto per esplorare le vie tipiche di Milano come via Lincoln, caratteristica per le sue villette colorate.

Camere
L’appartamento è composto da tre camere da letto. La prima, una camera matrimoniale calda ed accogliente, è dotata di una comodissima cabina armadio. La seconda stanza è fornita di un ulteriore letto matrimoniale (o due singoli, se richiesto) e un armadio. Infine, l’ultima camera da letto è provvista di un letto singolo ed una scrivania con mensola per disporre di libri o documenti annessa. Questa stanza è anche dotata di un piccolo balconcino che dà sul cortile interno.

Soggiorno e cucina
Il soggiorno dell’appartamento è dotato di una cucina a vista con penisola e quattro sgabelli da bar. La cucina è provvista di tutti i comfort, tra i quali troviamo anche microonde, bollitore e forno. Vicino ad essa troviamo un tavolo da pranzo circolare in legno. La zona living è inoltre fornita di divano ad L e tv a parete a schermo piatto. Dal soggiorno è possibile accedere ad un terrazzino con tavolino e sedie.
Bagni
Il quadrilocale è provvisto di due bagni: il primo con ampio box doccia e il secondo sia con box doccia che con vasca da bagno, entrambi sono dotati di tutte le comodità e di tutti i sanitari.

I nostri prezzi comprendono il Servizio Residence con assistenza e includono: IVA (ove prevista ai sensi del D.lgs. 633/72) biancheria da camera e bagno iniziali, utenze (luce e gas entro limiti di utilizzo giornalieri per evitare sprechi), accoglienza del personale (hidden) in appartamento, Internet Wi-fi. Tasse escluse dal prezzo

L’orario di check-in standard è dalle 15.00 alle 21.00. E' previsto un supplemento di 30€ per il check-in dalle ore 21.00 alle ore 24.00.

What is the standard furnishing of flats?

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact HousingAnywhere customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
