Shared house with students or recently graduated, NOT TOURISTS. We rent room with private bathroom to girls from 18 to 30 years old in a flat consisting of two bathrooms and 5 renovated rooms designed with a modern white and fresh atmosphere to make your stay in Madrid very comfortable. Includes one-hour weekly cleaning of the common areas.

-If the room is dirty, 12,50 euros per hour of cleaning will be charged.
-You must sign a contract with rules of coexistence and send a copy of your identity document (Madrid community regulations).



GENERAL CLAUSES OF THE ROOM RENTAL CONTRACT

A) OBLIGATIONS OF THE FLAT OWNER

1. To guarantee to the tenant the use of a dormitory room with:
a) A bed with a mattress, a pillow and quilt.
b) A study chair and table with a study lamp.
c) Window with curtains and blind.
d) A lamp or ceiling light that illuminates the whole room.
e) A wardrobe with hangers, a mirror and reasonable space for the tenant to store his/her belongings.
f) Sockets available for the resident's discretionary use.
g) Heating by electric radiator and fan with remote control.
2. Availability of a full bathroom, shared with the other tenants in the flat.
3. Availability of a living-dining room with at least one: sofa, a dining table with at least as many chairs as tenants, a fan, decoration, such as paintings or plants, etc.
4. Use of kitchen with: fridge, microwave, toaster, kitchen plate, coffee machine, washing machine, dryer machine, iron, essential kitchen utensils, such as pots, pans, rags, kitchen knives, scissors, ladles, rubbish bins, etc. sufficient crockery for the number of residents, necessary tools for cleaning the house: broom, dustpan, bucket with wringer, mop and cloths (cleaning and washing products are paid for by the tenants)
5. A small notice board in the common area.
6. The owner of the flat guarantees the proper functioning of the installations in the flat (electricity, plumbing, TV and internet) and of the personal property including the electrical appliances (washing machine, fridge, iron, etc), the owner undertakes to repair such property during the term of this contract. It is understood that this commitment does not exist when the damage is caused by the fault or negligence of the tenants.
7. The cleaning service of one hour per week of the common areas is also provided, which does not exempt tenants from washing their dishes and cutlery, keeping their rooms clean and taking turns cleaning during the week to keep them clean. If there are no cleaning shifts and the flat is in an unhealthy condition, the cleaning hours will be extended at the expense of the tenants at a price of 12.50 euros per hour. Except for this maintenance and cleaning service, the owner is not obliged to provide the tenant with any other additional service, such as laundry, periodic cleaning of the rooms, food service, washing dishes or any other service typical of the hotel industry.
8. When the tenant starts living in the flat, he will have a set of keys (one for the street, one for the flat door and one for the room) for his personal use, which he will return when he leaves the flat.
9. In order to promote a university atmosphere in the flat, the owner undertakes with the tenant that during his stay he will only offer the other university rooms or rooms for recent graduates in internships, or for those who are taking part in competitive examinations or postgraduate studies, maximun 30 years old
10. Electricity, water, internet, community and insurance costs are included


B) OBLIGATIONS OF THE TENANT

1. At the time of the reservation, a deposit of 100 euros is established through (hidden) without applying a retention in the payment method, but which will be fully or partially charged if the obligations of this contract are not fulfilled.
2. The tenant will provide the owner with the following documents, a copy of the identity card or passport, and a copy of the signed contract.
3. The tenant will use the room exclusively as his or her habitual, individual and personal residence, for which reason he or she may not sublet it to other people, share it with other people, or use it for commercial purposes.
4. Extraordinarily, the money necessary to repair the disappearance of objects or damage caused to the property or its fittings will be discounted from the deposit, provided that such damage is not due to normal and reasonable use. If the person who caused the damage is not identified, all the tenants will be jointly liable with their respective deposits, without prejudice to the possibility of taking appropriate action against the person responsible for the damage. The deposit will also be reduced if the flat is not left in adequate hygienic conditions.
5. Visits from friends or relatives will be received in the flat with the consent of the other residents and will not be allowed to spend the night under any circumstances as the rooms are for individual use, otherwise the tenant will lose the deposit and the contract will be cancelled.
6. No smoking, vaping, lighting candles, incense, or burning anything in general in the flat, or in the whole building.
7. Tenants will respect the rules of the neighborhood community as one another, and will be especially careful about noise. Under no circumstances are flat parties allowed.
8. The timetable of the flat is that which the tenants agree upon. If there is no agreement, it will be from 10pm to 9am, in total silence. The timetable will be respected as a rule of the contract, especially the study time and the night time. Also considered as rules of the contract are the criteria of reasonable coexistence that the tenants decide by majority, such as the distribution of household chores (putting out the rubbish, cleaning the kitchen etc.)
9. As a general rule of coexistence, things must be left as they are, that is to say, clean and collected.
10. The closet that is at the entrance is for the exclusive use of the owner and his employees, any missing product must be paid for.
11. The tenant must keep the flat free of humidity, for which he must follow these instructions:
-Open the windows of your room once a day for at least one hour to oxygenate and avoid humidity.
-Use the kitchen extractor when cooking, even in the oven or microwave.
-Do not dry your clothes inside the flat, especially on the radiators. You can only use the outside clothesline, and in case of rain, put a plastic sheet over it.
-When leaving the bathroom after a shower, open the window or leave the extractor fan on for a few minutes.
12. If the above instructions are not followed and the walls and furniture are stained with mold, or the wood of furniture and doors are swollen or anything related to humidity, the repair will be discounted from the deposit and the remaining amount will be claimed if the damage exceeds the deposit.
13. The tenant must make good use of the apartment, for which he must follow these rules:
-Do not cut food directly on the worktop kitchen without a cutting board as it is made of wood.
-Do not nail or stick things on the walls.
-Raise the furniture if it is going to be moved so as not to scratch the floor.
-Do not wash shoes in the washing machine
-Cover the food in the microwave with the plastic cover so that it does not splash inside.
-Only throw toilet paper in the toilet, do not throw wet wipes, condoms, compresses, tampons, swabs or masks or anything else that is not toilet paper.
-Use only garbage bags for the garbage can, shopping bags cannot be used, as they stain.
-Do not sleep without a bottom sheet as it stains the mattress cover.
-Do not use the duvet cover without a cover.
14. The owner of the flat is not liable for theft or damage to the goods deposited in the flat by tenants, it is their responsibility to lock the room.
15. The tenant will respect the decoration of the house and, unless expressly authorized by the owner, will not introduce other furniture into the home. It is not allowed to nail or pay for objects on the walls (nails, alkyd, blocks, adhesives...).
16. No animals allowed into the flat.
17. The possession of weapons, explosives, or the consumption of any type of drugs is not permitted, except for the moderate consumption of alcoholic beverages. Neither is it permitted to display pornographic material nor any other material that attempts against the dignity, equality and common sensitivity of the persons (magazines, posters, etc.)
18. If the tenant seriously or repeatedly fails to comply with the obligations contained in this contract, or incurs criminal liability for criminal misconduct or crime, either in the flat or outside it, this contract will be terminated, and therefore the tenant must leave the flat.
19. In the case of cancellation of this contract due to the tenant's failure to comply with the terms of the contract, or due to departure before the expiry of the contracted period, the amount paid in advance will not be refounded
20. There is no right to automatic renew this contract.
21. The tenant, before recovering his deposit, is obliged to return the keys of the flat.
22. The tenant must allow access to the owner and operators arranged by him, to the common areas of the apartment and the room to control compliance with the standards described in this contract and for maintenance, repairs, replacements and installation of any kind.
23. The tenant must facilitate possible visits by interested tenants, showing the room from the door at least

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
