This is a fantastic and spacious apartment (120sqm) with 5 rooms with a private bathroom each of them. The only common area is the fully equipped kitchen with tables to enjoy your meals.

Anjos is a neighbourhood which is one of the most lively and trendy areas of the city, which I invite you to discover.

This apartment is so closely situated to the heart of the city, which makes it possible to visit almost all the historical areas of the city on foot.

District has plenty of palaces, churches, museums, antique shops, galleries, viewpoints, restaurants, gardens, and at the same time the agitation of a neighbourhood which is full of life and energy.

It is actually very trendy and in fashion.

This apartment is perfect for single trips, couples and groups. Cosy and relaxing . The apartment is located in a quiet street but steps away from everything you need to enjoy your stay. With public transportation around the corner.

During your stay we allow guests to access our rental property independently. We providing guests with detailed instructions and access codes which are accessible after confirmed reservation. All is automatic and functions like a smart lock method.

Check -in:
Normally check in time is 3 pm or later.
We send self-check-in information with codes access at your arrival day but I am to your disposal by chat or phone and also cleaning lady during the day.

Earlier check-in is subject to availability. Depending on your arrival time.
If you want to guarantee an early check in advance, then we suggest you book the previous night (if available)
You can also do early check in.
Most of the time we are only able to confirm if an earlier check-in is available the day before your arrival.

You can drop your luggage from 11:30 am but I will need to know that in advance. Please note that there will be cleaning in progress. Do not wait in the apartment while housekeeping gets the place ready. Lisbon is waiting to be explored!

The check-out time is 11 am by the latest.

Luggage Storage:
Enjoy your last hours in the city without luggage. You can leave in common area with previous request.

ACCESSIBILITY
- The apartment is in an area of central Lisbon where most buildings are historic and don't have elevators.
Lisbon is a very walkable city, as long as you're willing to contend with some steep hills :)

WHAT IS INCLUDED
- Clean towels, linens and sheets are provided for all guests. We will prepare the apartment and beds for the number of guests indicated in the reservation.
- There is no daily cleaning service or replacement of towels. (Possible on request )
- This is a self-catering rental. This means that we will leave you a starting stock of some items like toilet paper, shampoo, shower gel or detergent.

OUTSIDE NOISE
Most guests have no problem at all with noise but please note:
- The sound insulation in these ancient buildings is poor compared to modern constructions. It's possible to hear sounds from neighbours.
- This is in a residential area but also a lively area. You can hear people and sounds from the street, especially when you open the windows.
- During the week of June 13th, it's the Saint Anthony Festivities in Lisbon. Every area in the historic center will be much livelier than usual.

SILENCE HOURS & GOOD NEIGHBORHOOD
Do Not make noise or parties. Please respect the neighbours. Remember that the apartment is in a residential area! It is mandatory to respect the "SILENCE HOURS”: from 10 PM to 8 AM. During this period, it is strictly forbidden to make noise (stairway, apartment, balconies, windows). Be especially careful when you return home late at night.

KEEP OUR KITCHEN CLEAN
Please it is common area so please clean kitchen dishes, trash and tables after your use.
We left product for diswasher below the sink.

Just to remind you that it's mandatory by the Portuguese law to communicate to SEF / AIMA (Emigration and Borders Service) the identification of the guests so you will receive a form on your email that you need to fill before check in.

Cancellation Policy

Strict (30-days)

You can cancel the reservation for free within 30 days before moving.

Backup accommodation

If you cancel your booking 30 days or more before the move-in date, you’ll get a refund of the entire first rent. If you cancel your booking up to 14 days before the move-in date, you’ll get a refund of half of the first rent. If you cancel your booking less than 13 days before the move-in date, you won’t get a refund of the first rent.

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on Flatio at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On Flatio, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
