CONDICIONES DE ALQUILER
Por favor, tenga en cuenta que cobramos un 16,33% por mes alquilado en concepto de comisión de agencia, a pagar una sola vez en la fecha de entrada o antes. Internet está incluido en el precio del alquiler, el resto de facturas se pagarán aparte (100/150 euros al mes). Para alquilar, los estudiantes tendrán que facilitar información sobre un avalista (deberían ser sus padres), mientras que a los trabajadores se les pedirá que presenten sus tres últimas nóminas y su contrato de trabajo. Los autónomos pueden presentar su d(hidden)ración de la renta. Si quieres evitar mostrar cualquier información, puedes pagar tu alquiler + facturas todo junto

EJEMPLO:
- Alquiler de 1 mes: los honorarios de la agencia serían el 16,33% del alquiler del primer mes. A pagar una sola vez
- 2 meses de alquiler: la comisión de agencia sería el 32,66% del alquiler del primer mes. A pagar una sola vez
- 4 meses de alquiler: los honorarios de la agencia ascenderían al 65,32% del alquiler del primer mes. A pagar una sola vez

FIANZA:
- hasta 6 meses de alquiler: La fianza es de un mes de alquiler
- más de 6 meses de alquiler: la fianza es de dos mensualidades.

FACTURAS:
Las facturas mencionadas en el anuncio son una estimación, al final de su alquiler se le mostrará cuánto se ha consumido y en consecuencia la diferencia será cargada a usted o devuelto a usted

CONTRATOS:
- Los contratos se enviarán al correo electrónico de cada inquilino y avalista. Los contratos deberán estar firmados digitalmente por todas las personas mencionadas en el contrato, incluido el avalista.
- El contrato debe estar completamente firmado antes de la entrada.

CHECKIN:
Los inquilinos deben llegar a nuestra oficina en Carrer de Llacuna 94 con una identificación válida de lunes a viernes de 9am a 6pm para recoger las llaves.
Si el check in es fuera del horario laboral o en fin de semana, un agente será enviado al apartamento con las llaves. Se cobrará una tasa de 25 euros en efectivo por entradas después de las 21:00 horas y de 40 euros después de las 23:00 horas.

PAGO:
Usted tiene 3 opciones para pagar el saldo
1. 1. Efectivo (se puede pagar en la oficina, sólo para entradas en días laborables antes de las 18:00)
2. 2. Tarjeta (puede pagarse en la oficina si la entrada se realiza entre semana antes de las 18:00, o puede enviarse un enlace de pago instantáneo para las entradas de fin de semana o para aquellos que deseen pagar por adelantado; tenga en cuenta que se cobrará una comisión del 2,5% del importe final por los pagos con tarjeta).

We have just renovated and furnished this beautiful apartment with 2 double bedrooms and a study.
The apartment is equipped with everything necessary to move in, sheets, kitchen utensils, and appliances.

The apartment has a beautiful open American kitchen that connects with a spacious living room, which serves as a distributor for the two bedrooms and the study that connects to the renovated bathroom.

The area is perfectly connected to public transport. At less than 3 minutes walking we have the Torrasa metro station (L1, L9, L10). Next to the main street with multiple shops around.

RENTAL CONDITION
Please, note that we charge 16.33% per rented month as an agency fee, to be paid only once on or before the check-in date. Internet included in the rental price, all other bills are to be paid separately (100/150 euros per month). For renting, students will need to provide guarantor information (should be their parents), while workers will be required to provide their three most recent payslips and their employment contract. Those self employed can show their tax d(hidden)ration. If you want to avoid showing any information, you can pay your rent + bills all together

EXAMPLE:
- 1-month rent: agency fee would be the 16,33% of the first-month rent. To be paid only once

CHECKIN:
Tenants to arrive at our office in Carrer de Llacuna 94 with a valid ID between Monday to Friday 9am to 6pm to collect keys
If the check in is after working hours or on weekends an agent will be sent to the apartment with keys. A late check in fee of 25 euros to be paid in cash for check ins after 9pm, and 40 euros after 11pm.

PAYMENT:
You have 3 options to pay the balance
1. Cash (can be paid in office, only for checkins on weekdays before 6pm)
2. Card (can be paid in office if checkin is on a weekday before 6pm, or an instant link payment can be sent for weekend checkins or those who want to pay in advance - please note a card fee of 2.5% on the final amount will be charged for card payments)
3. Bank Transfer - the amount should show in our bank account on or before your check in day.

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact HousingAnywhere customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
