# Apartment RULES

To ensure a pleasant stay for everyone, all guests agree to comply with the following apartment rules:

## General Rules

1. Only the guests named in the reservation or lease agreement are permitted to stay at the property.
2. No additional guests or visitors are allowed without the landlord's prior written approval.
3. Parties, events, gatherings, or excessive noise are strictly prohibited.
4. Please respect the neighbors at all times.
5. Property access and maintenance: Garden and outdoor maintenance: A maintenance person will visit the outdoor areas and garden once every two weeks to maintain the garden and clean the surroundings. Indoor inspection: In the event that an interior inspection or essential maintenance work is required inside apartment, guests will be notified at least 48 hours (two days) in advance.

## Quiet Hours

Quiet hours are from **10:00 PM (22:00) to 8:00 AM (08:00)** every day.
During these hours, please keep noise to a minimum and avoid any activity that may disturb neighbors.

## Pets

Pets are not permitted in the property.

## Smoking

Smoking is strictly prohibited inside the apartment.
Smoking is permitted only in the designated outdoor area. Please dispose of cigarette butts responsibly.

## Cleanliness

1. Guests must keep the apartment clean and tidy throughout their stay.
2. Household rubbish must be removed regularly and disposed of in the appropriate waste containers to prevent insects, ants, and unpleasant odors.
3. Please do not leave food uncovered or dirty dishes for extended periods.

## Bathroom and Plumbing

**Do not flush anything down the toilet except human waste.**

This includes, but is not limited to:

* Toilet paper
* Wet wipes
* Paper towels
* Feminine hygiene products
* Cotton buds
* Cotton pads
* Dental floss
* Food
* Grease
* Any other objects

The plumbing system is sensitive and may become blocked. Any plumbing repairs resulting from improper use may be charged to the tenant.

## Property Care

Guests are expected to treat the apartment, furniture, appliances, and all equipment with reasonable care.

Any damage must be reported to the landlord immediately.

## Compliance

Failure to comply with these house rules may constitute a breach of the lease agreement and may result in charges for damages, early termination of the tenancy where permitted by law, or other remedies available under the agreement.

We have to register the rental contract with the Finanças office according to Portuguese law.
Legal Registration & ID Requirements: To comply with Portuguese law and legally register the lease agreement with the Tax Authority (Finanças), all guests are required to provide a valid copy of their passport and their personal details upon booking confirmation.

The property is intended to provide a comfortable home-away-from-home for guests seeking a peaceful residential environment.

## Housekeeping

This is a self-catering accommodation.

* Daily housekeeping is **not** provided.
* Guests are responsible for keeping the property clean during their stay.
* Additional cleaning services can be arranged upon request for an extra fee, subject to availability.

## Keys

Guests are responsible for all keys provided at check-in.

* Lost or damaged keys will incur a **€35 replacement fee**.
* If an emergency locksmith service is required due to lost keys or lockouts, the guest will be responsible for the associated costs.

nature & Insects:
The property features a large garden and beautiful lush greenery. As is typical for a house surrounded by nature, you may occasionally see outdoor insects or flying bugs. To minimize this, please ensure that window screens are used and keep doors closed when the lights are on at night.

Cancellation Policy

Strict (30-days)

You can cancel the reservation for free within 30 days before moving.

Backup accommodation

If you cancel your booking 30 days or more before the move-in date, you’ll get a refund of the entire first rent. If you cancel your booking up to 14 days before the move-in date, you’ll get a refund of half of the first rent. If you cancel your booking less than 13 days before the move-in date, you won’t get a refund of the first rent. The service fee is always refundable. If you send a message to Flatio's Support Team requesting cancelation of the booking ("termination from the start date") within 48 hours after the lease agreement becomes valid, you're entitled to get back all the money you paid for the service fee. After 48 hours, you're entitled to a refund of the service fee in the form of a "voucher" equal to the amount of the service fee you paid. The voucher can be used for your next booking and is valid for 12 months. If the service fee for your next booking is lower than the voucher amount, we'll issue you a new voucher for the remaining amount, valid for 12 months.

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on Flatio at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On Flatio, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
