THE FLEG CONCEPT
Welcome to FLEG — Furnished Lodging Easy Going.
FLEG is a personally managed shared-living concept comprising several furnished shared apartments under one roof, primarily for younger professionals, interns, trainees, researchers and international students coming to Frankfurt for a limited but meaningful period of time.
The idea is simple: you have the privacy of your own lockable room while sharing the kitchen, bathroom and other common areas with two flatmates.
The atmosphere is international, relaxed and respectful. Some residents simply want a practical place to live; others enjoy a little more social interaction. Both are perfectly fine.
What matters is mutual consideration, cleanliness and reliable communication.
The house itself dates from 1897 and has been in my family since the early 1950s. After the Second World War, my maternal grandparents, refugees from Transylvania, rebuilt the two upper floors of the war-damaged building and established a new life here in Frankfurt.
ROOM
This compact but comfortable private room is located on the second floor of the building and measures approx. 11 m2.
The high ceiling gives it a more spacious feel than the floor area alone might suggest.
The room faces northwest and has an insulated window that provides good protection from ordinary street noise when closed, while also improving thermal insulation during the colder months.
The room is furnished and fully lockable.
Please note that some of the photos currently shown may depict the corresponding room one floor below. That room has exactly the same dimensions and very similar furnishings and therefore provides a good impression of the room offered here.
Updated photographs of the actual room will be provided as soon as available.
APARTMENT
The approx. 70 m2 apartment is shared by three residents in total.
It includes:
• Daylight bathroom with shower
• Separate toilet
• Shared fitted kitchen
• Large fridge/freezer with three separate freezer drawers — one for each resident
• Individual food-storage space
• Microwave
• Kettle
• Washing machine
• Separate tumble dryer
• Basic kitchen and household equipment
Pots, pans, crockery, cutlery and various cooking utensils are normally available for shared use. Individual household items may occasionally be replaced or changed and are therefore not guaranteed as part of the rented property.
The flatmates remain responsible for keeping the apartment clean and tidy in everyday use.
Weekly maintenance cleaning of the shared areas is provided to support this, but does not replace the residents' own responsibility for normal everyday cleanliness.
Use of the table and chairs in the courtyard may occasionally be possible by arrangement. The private garden itself is not part of the rental.
LOCATION — CLOSE TO THE MAIN, CLOSE TO EVERYTHING
One of the strongest features of the apartment is its location.
The Main river and its riverside paths are only a short walk away — ideal for walking, running, cycling or simply taking the more scenic route into the city centre.
Frankfurt Central Station is around a 5-minute walk away, providing excellent local, regional and long-distance connections.
Importantly, however, the immediate surroundings have a much more residential character than many people might expect from such a central location.
Esslinger Straße is an established and lively neighbourhood with people of different ages, professions and cultural backgrounds living side by side.
This combination is what makes the location rather special: you benefit from being extremely close to one of Germany's major transport hubs without feeling as though you live next to one.
The city centre is easily reached on foot, by bicycle, e-scooter or public transport.
Despite the very central location, the street and apartment are generally surprisingly quiet.
INITIAL BOOKING, MINIMUM STAY & FLEXIBILITY
For this room, an intended rental period of at least 6 months is preferred.
For a tenancy starting on 1 September 2026, this means an initial intended rental period until 28 February 2027.
For longer intended stays, I strongly prefer an initial booking of only ONE MONTH through HousingAnywhere.
This keeps the initial arrangement straightforward while also giving the tenant an opportunity to see during the first few days whether the room, apartment and shared-living arrangement feel right in practice.
The HousingAnywhere booking establishes the rental agreement for this initial period.
During the first week after move-in, we should then agree on how the tenancy is to continue.
If both sides wish to continue as originally intended, the initial minimum rental period will normally run until 28 February 2027. Depending on the intended overall duration and what we agree together, the tenancy may either continue on the basis of the conditions set out in this listing or be documented in a separate written rental agreement.
For stays of up to approximately six months, continuing on the basis of the HousingAnywhere listing and the agreed rental terms may be perfectly sufficient.
If, however, the tenant decides during the initial one-month period not to continue for the originally intended minimum rental period, moving out after that first month is possible. In that case, the rental price will simply be adjusted to the rate applicable to the actual shorter stay, as set out under COSTS IN DETAIL.
This initial arrangement therefore combines a preferred six-month minimum stay with a practical degree of flexibility at the beginning.
After the initially agreed fixed rental period has expired, the following standard notice arrangement applies:
Notice can be given at any time up to and including the 15th of a calendar month, effective at the end of the following calendar month.
This provides considerable flexibility for longer stays without requiring the tenant to commit far in advance once the initial fixed rental period has been completed.
Any different individual arrangement agreed between the landlord and tenant in writing will take precedence over the general wording of this listing.
COSTS IN DETAIL
◇ MONTHLY RENT
The base monthly flat-rate rent shown in the listing is:
€630/month
This rate applies to an intended overall rental period of 6 months or longer.
For shorter stays, the following rental-duration surcharges apply:
• Less than 3 months: +14% — €715/month
• At least 3 months but less than 6 months: +9% — €685/month
• 6 months or longer: €630/month — no rental-duration surcharge
The stated euro amounts are slightly rounded down from the exact percentage calculation in the tenant's favour.
The applicable rate is based on the actual overall rental period, even if only the first month is initially booked through HousingAnywhere.
This also applies if a stay originally intended to last at least six months ends after the initial one-month period. In that case, the applicable short-stay rate is calculated according to the actual duration of the tenancy.
◇ INCLUDED
The monthly flat-rate rent includes:
• Electricity
• Gas
• Water
• Standard building operating costs
• Cleaning of the staircase, entrance area and shared waste-disposal areas
• German public broadcasting contribution (ARD/ZDF/Deutschlandradio)
• Wi-Fi
◇ HEATING PERIOD
From 1 October to 15 May, a heating surcharge of €40/month normally applies.
This is intended to cover normal and considerate residential heating use.
Only in exceptional cases of clearly excessive and avoidable energy consumption may the surcharge be increased, up to a maximum of €70/month.
Before any increase is applied, the tenant will be informed and given a reasonable opportunity to adjust their energy use.
◇ SHARED-AREA MAINTENANCE CLEANING
Weekly maintenance cleaning of the shared apartment areas is currently provided for a fixed charge of:
€30/month
The cleaning complements the residents' own responsibility for keeping the shared areas clean and tidy in everyday use.
There is no general administration fee.
INTERNET & HOME OFFICE
Wi-Fi is available immediately upon move-in and is provided free of charge.
The connection is generally suitable for normal residential internet use and occasional home office.
Internet access is provided as an additional convenience rather than as a separately guaranteed contractual service. The landlord therefore cannot guarantee uninterrupted availability, a particular speed or freedom from technical interruptions outside the landlord's reasonable control.
If you expect to work from home regularly or have particularly demanding internet requirements, please mention this before booking so that we can discuss whether the existing arrangement will meet your needs.
Where necessary, an individual internet solution may also be arranged by the tenant at their own expense.
HOUSE RULES
◇ STRICTLY SMOKE-FREE
This is a strictly smoke-free apartment and building.
The rule applies to:
• Your private room
• All shared areas of the apartment
• The staircase and other common areas of the building
• The courtyard
• Smoking at or through open windows
This strict approach is intentional.
Even occasional smoking inside a private room can affect the other residents, as smoke and odours inevitably enter shared areas when doors are opened. For genuine non-smokers, even relatively small amounts of tobacco smoke can significantly affect the comfort of shared living.
For that reason, the rule must be observed consistently.
As a specific and transparent condition of this tenancy, the following is expressly agreed upon booking:
A verified breach of the smoking prohibition may result in a contractual charge of up to 50% of the monthly flat-rate rent.
Depending on the seriousness of the breach, additional claims may also arise for actual damage, additional cleaning, odour removal or other costs caused.
Repeated or serious violations may also have consequences for the continuation of the tenancy where legally permissible.
Tenants are responsible for ensuring that their guests observe the same smoking rules.
If you are unable or unwilling to accept this condition, please do not book the room.
◇ SHARED LIVING
A pleasant shared apartment depends on mutual consideration.
Residents are expected to:
• Keep shared areas reasonably clean and tidy
• Use kitchen and bathroom facilities responsibly
• Respect the privacy and daily routines of their flatmates
• Avoid excessive noise, particularly at night
• Communicate with one another when practical issues arise
Comfortable and sociable inside is absolutely fine — parties belong outside.
The apartment, staircase and courtyard are not party spaces.
◇ ELECTRICAL APPLIANCES
The flat-rate rent assumes normal residential electricity consumption.
Additional appliances with unusually high power consumption should therefore be discussed with the landlord before being installed or used on a regular basis.
FINAL MONTH'S RENT
The security deposit is not a substitute for the final month's rent.
The final month's rent must be paid in full and on time, just like every other monthly payment.
The tenant may not withhold the final rent, in whole or in part, on the assumption that it can simply be deducted from the security deposit.
After the tenancy has ended, the room has been returned and all keys have been handed back, the deposit will be settled separately against any legitimate outstanding claims.
SECURITY DEPOSIT
The security deposit is:
• €500 for a one-month rental
• €1,000 for longer stays
For longer stays, a suitable bank guarantee may also be accepted by prior agreement.
The deposit serves as security for legitimate claims arising from the tenancy, including outstanding rent or damage.
Provided that the room has been properly returned, all keys have been handed back, all payments have been settled and no justified claims remain outstanding, the deposit is normally returned promptly after the tenancy has ended.
PHOTOS & FURNISHINGS
The photos are intended to provide an accurate impression of the room and apartment.
As individual furnishings and household items may occasionally be renewed or replaced, individual items shown in photographs may differ slightly from those present at the time of move-in.
Any replacement will naturally be of a comparable type and standard.
As noted above, some current photographs may show the corresponding room one floor below, which has the same dimensions and very similar furnishings. Updated photos of the actual room will be added as soon as available.

Frequently asked questions for this offer
What happens after I make a reservation?
Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.
What is the standard furnishing of flats?
All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.
What is a medium-term rent?
The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.
Can I go through the contract before I make a reservation of the housing?
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.
Can I see my chosen accommodation in person before I sign the lease agreement?
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.
How can I pay?
On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.
How can I cancel my reservation?
How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
