WELCOME ** BIENVENUE ** WILLKOMMEN :)
Please include a few meaningful and informative lines about yourself when reaching out seriously regarding the room. A brief but reliable self-introduction is highly appreciated.
The stated flat-rate rent (including energy costs) applies outside the heating season. It does not include regular cleaning of the shared indoor areas of the apartment, but it does include cleaning and maintenance of the common areas outside the apartment itself (e.g. staircase, entrance area, etc.).
Heating season: October 1st – May 15th.
This arrangement is intended to encourage energy-conscious behavior. During the heating season, an additional charge of up to €70/month (possibly less) may apply at the sole discretion of the landlord. In most cases, €40/month is sufficient. Unless otherwise agreed, this additional amount becomes due at the beginning of the heating season and may also be requested separately at any time, for example through deduction from the security deposit.
WELCOME to one of the non-smoking shared apartments at Esslinger 11!
Key facts at a glance:
▪︎ Central yet surprisingly quiet location close to the river Main waterfront — while also being very close to Frankfurt Central Station with excellent public transport connections overall.
▪︎ The city center can easily and quickly be reached on foot or by e-scooter, including via the beautiful riverside route and without needing to pass directly through the busy station area.
▪︎ Shared use of the table and chairs in the inner courtyard (“small chill-out zone” ;) possible upon agreement. The private garden, however, is not included.
▪︎ Special rental concept: furnished living within an owner-managed shared apartment. There are six shared apartments in the building. All lockable private rooms are strictly respected as the exclusive private space of each tenant.
▪︎ The landlord/owner and authorized persons designated by him (e.g. caretaker, cleaning staff, maintenance professionals, craftsmen, or potentially prospective tenants during apartment viewings) may access the shared/common areas of the apartment at any time, preferably with prior notice, although such notice may occasionally be given at short notice.
▪︎ Bed linen and towels can be provided free of charge during the first two weeks upon request and subject to availability. Otherwise, a one-time fee of €90 applies upon move-in.
▪︎ In exceptional cases and upon request, the security deposit may be paid in two equal installments. The second half would then be due together with the second monthly rent payment.
▪︎ Lockable room with an especially large and very stable bed (160x200) and a high-quality firm mattress. Continuous use of the provided washable mattress protector is mandatory.
▪︎ High-speed internet (via cable connection) is provided free of charge, but is not considered part of the contractual rental object/service.
▪︎ Daylight bathroom with shower and large sink (without toilet). Separate toilet room with window and small sink.
▪︎ As of June 1st, 2026, a mandatory professional maintenance cleaning service for all shared/common apartment areas will be introduced. The monthly flat-rate rent therefore increases by €25 per tenant from that date onward.
▪︎ This cleaning service includes regular weekly upkeep cleaning of the shared apartment areas and is intended to ensure a consistently clean, pleasant, and well-maintained living environment for all residents in the long term.
▪︎ One-time final cleaning fee regarding the room and proportionally also the shared areas of the apartment: €80. This amount may be reduced by 50% if the room is returned in particularly clean condition.
▪︎ Guests staying more than one night per week are charged €25 per night.
▪︎ By concluding the rental agreement during the booking process, the tenant expressly confirms compliance with the strict non-smoking policy applying to both the room and the entire building. In case of violation, a contractual penalty of €300 applies.
▪︎ Rental duration and termination policy:
If the booked rental period does not exceed 4 months, the booking is considered fixed-term for both parties. During this agreed period, ordinary termination is excluded for both landlord and tenant.
If the booked rental period exceeds 4 months, the following applies from the 5th month onward for both parties:
ordinary termination is possible within the first 3 days of the current month effective at the end of the following month.
Alternatively, and upon agreement, an initial fixed rental period of 1 to 6 months may be arranged, with possible extension upon mutual agreement.
Extensions beyond the originally agreed rental period are generally only possible if requested in due time — usually at least 2 months before the scheduled end date stated at booking. Further details are available upon request.
The legally regulated right to extraordinary termination without notice for serious cause naturally remains unaffected at all times.
Ordinary terminations must be made in text form and generally take effect at the end of a month. By agreement, termination effective mid-month may exceptionally be possible.
To avoid vacancy periods, ordinary terminations effective on July 31st or December 31st are generally excluded unless a special agreement has been made.
Communication by email is sufficient to satisfy the required text form for notices and agreements.

Frequently asked questions for this offer
What happens after I make a reservation?
Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.
What is the standard furnishing of flats?
All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.
What is a medium-term rent?
The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.
Can I go through the contract before I make a reservation of the housing?
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.
Can I see my chosen accommodation in person before I sign the lease agreement?
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.
How can I pay?
On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.
How can I cancel my reservation?
How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact HousingAnywhere customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
