OUTSTANDING CENTRAL LOCATION — SURPRISINGLY QUIET

Bright, spacious room of approx. 19 m2 with two windows and a high ceiling, in a well-kept period building in one of those rare Frankfurt locations that combines excellent connections with a genuine residential neighbourhood.

Owner-managed, personal and easy-going.

The room is part of a strictly non-smoking shared apartment with three flatmates in total.

Permanent occupancy by two people is generally possible. For regular monthly rentals of more than one month, the monthly rate for a second person is €150.

LOCATION — CLOSE TO THE MAIN, CLOSE TO EVERYTHING

One of the strongest features of this apartment is its location.

The Main river and its riverside paths are less than a minute's walk away. Step out of the house and you are almost immediately by the water — ideal for walking, running, cycling or simply taking the scenic route into the city centre.

At the same time, Frankfurt Central Station is only around a 5-minute walk away, providing excellent local, regional and long-distance connections.

Importantly, however, the immediate surroundings do not have the character of the station district. Esslinger Straße is part of an established and lively residential neighbourhood, with people of different ages and backgrounds living side by side. The atmosphere is residential, mixed and pleasantly everyday rather than dominated by the nearby railway station.

This combination is what makes the location rather special: you benefit from being extremely close to one of Germany's major transport hubs without feeling as though you live next to one.

The city centre is easily reached on foot, by bicycle or e-scooter, and one of the nicest ways to get there is simply to follow the Main.

Despite this very central location, the street and apartment are generally surprisingly quiet.

Free public parking can generally be found nearby.

RENTAL PERIOD, PRICING & FLEXIBILITY

The applicable monthly rate is determined by the actual overall duration of the tenancy:

• 6 months or longer: €690/month
• More than 1 month but less than 6 months: €770/month

Shorter stays offer greater flexibility, while longer tenancies allow me to offer the lower monthly rate thanks to greater planning certainty and considerably less administrative and turnover-related effort.

For intended stays of up to 4 months, the agreed rental period is a fixed term. During this period, ordinary termination by either the tenant or the landlord is excluded.

For intended stays of more than 4 months, the first 4 months are agreed as a fixed term. After that, the tenancy continues with a flexible notice arrangement:

Notice can be given at any time up to and including the 15th of a calendar month, effective at the end of the following calendar month.

This combines planning certainty at the beginning with considerable flexibility for longer stays.

The lower €690 monthly rate ultimately applies where the actual tenancy lasts at least 6 months. If the tenancy ends earlier, the €770 monthly rate applies to the actual rental period. Any resulting difference between amounts already paid and the applicable rate will be taken into account when the security deposit is settled at the end of the tenancy.

For permanent occupancy by two people, €150/month is added to the applicable monthly rate.

IMPORTANT TEMPORARY INFORMATION

There are currently a few temporary technical issues in the apartment:

• The gas boiler is currently out of service, which means there is no hot water at present.
• The washer-dryer is currently unavailable.
• The dishwasher is currently unavailable.

The necessary repairs are firmly scheduled for completion by 21 September 2026 at the latest.

Anyone booking the room before that date does so with the clear understanding that these temporary limitations may remain in place until 21 September.

If the above issues have not been fully resolved by 21 September, the rent will be reduced by 25% from that date until they are resolved. In addition, the tenant will no longer be bound by the agreed notice period.

The clear expectation is that everything will be fully operational again by 21 September.

THE ROOM

The room measures approx. 18.5–19 m2 and is one of the larger rooms in the building.

Its two windows, high ceiling and attractive corner-room layout with two angled walls make it particularly bright and pleasant.

Good insulated glazing provides additional peace and quiet when the windows are closed, as well as good thermal insulation in winter.

The room includes:

• Double bed, 140 × 200 cm
• High-quality, rather firm mattress, approx. 30 cm high, with summer and winter sides
• Storage and other furnishings as shown in the listing

If the video still shows the previous mattress, please note that it will be replaced with the new mattress no later than 24 hours after move-in.

THE SHARED APARTMENT

The apartment is shared by three residents in total and includes:

• Bright shower room with natural daylight, washbasin and WC
• Shared fitted kitchen
• Large fridge/freezer with three freezer drawers — one for each room
• Electric cooker with ceramic hob and oven
• Microwave, kettle, toaster and coffee machine
• Table and four chairs
• Plenty of drawers, shelves and storage space

Pots, pans, crockery, cutlery and various cooking utensils are normally available for shared use. Individual household items may occasionally be replaced or changed and are therefore not guaranteed as part of the rented property.

A separate built-in fridge for your exclusive use may be available on request for €20/month.

The washer-dryer and dishwasher are normally part of the kitchen equipment; please see the temporary information above regarding their current availability.

HEATING PERIOD

From 1 October to 15 May, a fixed heating surcharge of €40/month applies to regular monthly rentals of more than one month.

Accordingly, for one person:

• 6 months or longer: €690/month, or €730/month during the heating period
• More than 1 month but less than 6 months: €770/month, or €810/month during the heating period

All regular operating and utility costs are included in these monthly rates, particularly electricity, water and gas, as well as the German public broadcasting contribution (ARD/ZDF/Deutschlandradio). The fixed heating-period surcharge described above is the only seasonal addition.

INITIAL BOOKING & RENTAL ARRANGEMENT

For longer intended stays, I strongly prefer an initial booking of only ONE MONTH through HousingAnywhere.

This keeps the initial arrangement straightforward and gives you the opportunity to see in practice whether the room, apartment and shared-living arrangement feel right for you.

The HousingAnywhere booking establishes the rental agreement with me as landlord for this initial period.

During the first week after move-in, we should agree on how the tenancy is to continue.

If you wish to continue, a written sublease agreement will normally be concluded with the main tenant, who also lives in the apartment. This agreement will reflect the intended rental period and the applicable fixed-term and notice arrangements described above.

Different individual arrangements can of course be agreed where appropriate.

SHORT STAYS — 1 MONTH OR LESS

For stays genuinely intended to last no more than one month:

• €36 per night for one person
• €54 per night total for two people
• Minimum stay: 1 week
• Bookings are available in full-week blocks only
• Security deposit: €500

The €54 nightly rate is the total rate for two people.

The €40/month heating-period surcharge does not apply to these short stays. The nightly rates above therefore apply throughout the year.

Duvet(s) and pillow(s) can be provided by arrangement, depending on whether the room is occupied by one or two people. Bed linen is not provided.

Please note: these nightly rates apply only to stays genuinely intended to last no more than one month. If only the first month is initially booked through HousingAnywhere but the intended overall stay is longer, the monthly rate corresponding to the actual overall rental duration applies.

CLEANING

Keeping the apartment clean is an important part of comfortable shared living.

The flatmates currently organise the cleaning of the shared areas among themselves. Unlike most of the other shared apartments in the building, there is therefore currently no separate monthly maintenance-cleaning service.

If this arrangement proves insufficient, the main tenant may discuss with the flatmates whether external cleaning should be introduced in the future.

INTERNET & HOME OFFICE

Shared Wi-Fi is available immediately upon move-in and is provided free of charge. Several routers serve the building.

The connection is generally suitable for normal residential use and occasional home office. Internet access is provided as an additional convenience rather than as a separately guaranteed contractual service, so uninterrupted availability or a particular technical performance cannot be guaranteed.

If you expect to work from home regularly or have particularly demanding internet requirements, please mention this before booking so that we can discuss whether the existing arrangement will meet your needs.

Good mobile-network reception in the building also makes individual solutions possible if required.

HOUSE RULES — STRICTLY NON-SMOKING

This is a strictly smoke-free apartment and building.

Smoking is not permitted in:

• Your private room
• Shared areas of the apartment
• The staircase and other common areas of the building
• The courtyard
• At or through open windows

This is a firm condition of the tenancy rather than simply a preference. Even occasional smoking inside a private room can affect other residents once smoke and odours enter the shared areas.

As a specific and transparent condition of this tenancy, a verified breach of the smoking prohibition may result in a contractual charge of up to 50% of the applicable monthly rent.

Depending on the seriousness of the breach, additional claims may also arise for actual damage, additional cleaning, odour removal or other costs caused. Repeated or serious violations may also have consequences for the continuation of the tenancy where legally permissible.

Tenants are responsible for ensuring that their guests observe the same smoking rules.

If you are unable or unwilling to accept this condition, please do not book the room.

LIVING TOGETHER

Mutual consideration, cleanliness and relaxed shared living matter here.

The house is multicultural, and the furnished shared apartments are generally home to younger professionals, interns, trainees, researchers and students from Germany and many other countries.

A shared apartment can simply be a practical place to live, or it can be a little more sociable — both are perfectly fine. What matters is good communication between flatmates and consideration for one another.

The basic principle is simple:

Comfortable and sociable inside is absolutely fine — parties belong outside.

The apartment, building, courtyard and garden are not party spaces.

FINAL MONTH'S RENT & SECURITY DEPOSIT

The security deposit is not a substitute for the final month's rent.

The final month's rent must be paid in full and on time, just like every other monthly payment. It may not be withheld, in whole or in part, on the assumption that it can simply be deducted from the security deposit.

After the tenancy has ended, the room has been returned and inspected and all keys have been handed back, the deposit will be settled separately against any legitimate outstanding claims, including unpaid rent, any outstanding difference resulting from the applicable rental-duration rate, or damage to the rented property.

Any amount exceeding the security deposit remains payable by the tenant.

THE FLEG CONCEPT & THE HOUSE

WELCOME — BIENVENUE — WILLKOMMEN

FLEG stands for Furnished Lodging Easy Going: several furnished shared apartments under one roof, personally managed and primarily intended for younger professionals, interns, trainees, researchers and international students coming to Frankfurt for a limited or longer period of time.

The idea is simple: privacy in your own room, combined with respectful and uncomplicated shared living.

The house itself dates from 1897 and has been in my family since the early 1950s.

A well-kept period building with the high ceilings you would expect — so feeling cramped is rarely an issue here.

There is also a little family history behind the place. One of my grandfathers, a civil engineer and a refugee from Transylvania during the Second World War, rebuilt the two upper floors of the war-damaged building. Together with my very hands-on grandmother, he gradually created a new home and a new beginning for their family here.

That family connection is still part of the character of the house today.

A FEW WORDS ABOUT ME

I was born and raised in Frankfurt and am bilingual in German and French.

I studied philosophy in France and later Chinese medicine in Germany. Plants, flowers and my small private garden at the house are among my favourite ways to switch off.

I manage the furnished apartments personally and try to be readily available whenever something needs attention — although preferably by message rather than by knocking on my apartment door.

Communicating in English is absolutely fine, although German and French are my native languages.

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact HousingAnywhere customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
