Pleasant and welcoming apartment of approximately 50 sqm, on the first floor (no elevator, approx. 20 steps) of a charming villa located in one of the greenest and most pleasant residential areas of the city: close to the Toniolo and Bellaria hospitals, Monte Donato and convenient for reaching the historic center.
Guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns.
The apartment was partially renovated in September 2025, while the bathroom was completely renovated in 2020. The heating is independent. The ceramic floors complement the classic design of the white lacquered wood furniture that characterizes the living area.
The entrance opens onto an antechamber that provides access to all the apartment's rooms: living room, eat-in kitchen, bathroom, and bedroom.
The spacious living area is illuminated by a window overlooking the green courtyard and offers guests a double sofa bed (140 x 200 cm). A large bookcase, housing a 32" Smart TV, faces the sofa. Next to the sofa, a lovely wooden dining table with a marble top can comfortably seat up to 4 guests.
The eat-in kitchen extends lengthwise and opens onto a delightful balcony; it is modern and functional. It features a breakfast table and all the amenities, including an electric oven, Nespresso coffee machine, toaster, electric kettle, and a large, column-style refrigerator. The kitchen also houses a washing machine, which also works as a dryer.
The bedroom overlooks the greenery of the internal courtyard and is furnished with a romantic double bed (160 x 200 cm) in wrought iron, its two bedside tables complete with drawers, a spacious 6-door wardrobe and a convenient shoe rack on the wall.
The bathroom is modern and elegant. It features a large walk-in shower with a resin tray, a radiator that runs the length of the wall, large mirrored surfaces, and suspended fixtures. A pleasant space for pampering yourself.

The rental price includes the initial and the final cleaning, the rent, Italian taxes (television and garbage) and doesn't cover the condominium expenses (€ 50 per month), WiFi internet (€ 40 per month) and bills (electricity, gas and water). Regarding the bills, a forfait of € 100 will be paid monthly. Only if you exceed this forfait, you would have to pay the difference. No refunds will be due if the total bill is less than the monthly forfait. If your stay includes some days of the subsequent month, the forfait for the bills will be calculated pro rata.
Area:
The apartment is strategically located, not far from the historic center (just a few minutes by car or bus), the Toniolo and Bellaria hospitals, and conveniently located for the ring road exit. The area is also well-served by shops, being located in a pleasant residential area, close to the San Ruffillo municipal market and to renowned meat and fish restaurants.
Public transportation:
In the immediate vicinity of the apartment, buses 13 and 96 will take you to the historic center in just a few stops, while San Ruffillo station, 200 meters from the apartment, offers a 15-minute ride to Bologna Central Station via the regional train, which runs every 20 minutes.
Parking:
The apartment is outside the ZTL (limited traffic zone). Parking is available in an unassigned space in the condominium garden. There are blue lines along the street: parking is free on Sundays and daily from 8:00 PM to 8:00 AM, while paid parking is available during daytime hours on weekdays.
Pets:
Pets are allowed (€ 20+VAT per night, limited to the first 5 nights).

What happens after I make a reservation?
Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.
What is the standard furnishing of flats?
All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.
What is a medium-term rent?
The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.
Can I go through the contract before I make a reservation of the housing?
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.
Can I see my chosen accommodation in person before I sign the lease agreement?
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.
How can I pay?
On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.
How can I cancel my reservation?
How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
