REGISTRATION AND KEYS** Registration of all guests (including children) is a legal requirement. The key code will be sent **only** after all group members have completed registration.
CAPACITY AND GUESTS** The maximum number of guests is limited to the number of people stated in your reservation. Unregistered guests, additional visitors or false statements of age are strictly prohibited and will result in cancellation without refund.

In case of complaints from neighbors, we reserve the right to immediately terminate your stay and retain the full amount of the rental fee.

CONDITION OF THE APARTMENTPlease inspect the apartment upon arrival. Report any defects or damage **immediately**. Subsequent complaints cannot be accepted, and any unreported damage found after departure will be considered your responsibility.

SAFETY AND ENERGY -When leaving the apartment, you must:
* Turn off the air conditioning, oven and hob.
* Close all windows (to prevent damage from wind or rain) and taps.
* Do not leave appliances (e.g. washing machine) switched on while you are away.

DEPARTURE AND Tidiness.-- Please leave the apartment in a tidy condition. You do not need to wash or remove the bed linen and towels - we take care of the professional cleaning so that you can enjoy your stay until the last minute.

SUBLETTING THE APARTMENT or any transfer of accommodation to third parties not specified in the reservation is strictly prohibited. The discovery of such irregularities will result in the immediate cancellation of the reservation and the obligation to move out of the apartment without the right to a refund.

Please be mindful of your energy consumption. If your electricity consumption becomes excessive, we will have to ask you to pay an additional cost.
In case we notice an unusual increase in consumption, we will send you a friendly warning so that you can adjust your consumption and avoid additional costs.
Saving tips: Please use energy rationally and responsibly. Only turn on appliances (washing machines and dishwashers) when they are full, as this is when they are most efficient. Always turn off the lights and unplug appliances when not in use.

To make your stay as comfortable as possible, we would like to share some important tips about living in our region.
Climate specifics: Unlike continental regions where central heating keeps apartments very warm, in Split and on the islands we heat with air conditioners and heaters. Our apartments may not be as extremely warm in winter as you are used to, but we have adapted to it and enjoy the freshness that the sea brings. We hope you will quickly adapt to our Mediterranean rhythm!

* **VENTILATION for health: Local residents often live with open windows all year round. It is part of our culture because Split is a city with high air humidity. Regular ventilation is essential to prevent damp and mould, ensuring a healthy environment for you and helping us avoid material damage to the apartment and potentially closing the property for future bookings.
Keep the apartment windows at least slightly open ("tilted") as much as possible.

🚫BATHROOM VENTILATION RULE:🚫
β€’ The bathroom is equipped with a MECHANICAL VENTILATION SYSTEM (fan).
β€’ The fan must be TURNED ON during every shower to extract steam.
β€’ POST-SHOWER: Please leave the fan running (or keep the bathroom door wide open) for at least 15 MINUTES after you finish showering. This helps keep the apartment fresh and free of humidity.

* **Washing and drying laundry: Please never dry laundry inside the apartment (on radiators or furniture). This drastically increases humidity and causes damage that is difficult to repair (plastering and painting). To keep your laundry fresh in the sea air, please use only the outdoor drying rack on the terrace/balcony.
Laundry care: In order to keep your white laundry shining for future guests, we kindly ask you not to mix it with colored clothes during washing. This way we avoid unwanted stains and keep the fabric soft and beautiful.

* **Every time you leave the apartment, it is mandatory to: Turn off the AC, oven, and stovetop. Close the windows (due to potential wind and rain) and faucets. Appliances (washing machines) must not be running while you are not in the apartment.
* **Excursions: If you plan to be away for several days, please leave the windows "tilted," but ensure the shutters are lowered. This ensures airflow while protecting the apartment from sudden rain or wind.**

If you cancel your booking 30 days or more before the move-in date, you’ll get a refund of the entire first rent. If you cancel your booking up to 14 days before the move-in date, you’ll get a refund of half of the first rent. If you cancel your booking less than 13 days before the move-in date, you won’t get a refund of the first rent.

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on Flatio at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On Flatio, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
