INTRODUCING YOURSELF:
When you make a reservation please send a detailed message with your nationality, your age, if you are a male or female, if you are a student or a worker (Erasmus/foreigner/ or italian), your occupation full time/part time.

IMPORTANT INFORMATIONS:
My large apartment is for NO SMOKERS ONLY.
There is NO wifi at home, everyone uses the hotspot of his mobile phone.
I live in the apartment with my little son
FEMALE ARE PREFERRED, SINCE I LIVE WITH A LITTLE SON that is 2 years old and sometimes can cry. If you don't like kids please do not book the room.

THE APARTMENT:
It is a very bright apartment, full of light at 7th floor of a building with a stunning view all over the city of Rome and a beautiful sunset. There is a guardian 9.00-16.00 at the entrance of the building.
The apartment has 3 rooms, 2 bathrooms, a big living room, big kitchen and 2 balconies.

THE ROOM - n.3: SHORT PERIODS ONLY - MAX 2 weeks
This is a big living room with regular doors that can be adapted as a private room
in case of necessity of a short term accommodation. It is equipped with a queen size sofa bed that can accommodate one person and a big table. There is also a balcony with THE BEST STUNNING VIEW ALL OVER ROME, NO TV in the room. You can watch the TV in the kitchen.
You can have access to bathroom, kitchen, and balconies.
You are incharge to keep clean your own room and your bathroom that you will share with the other two
rooms n.1 and 2 (other student/worker).
You need to bring or buy your own towels, bed linen and blanket (I can provide them at a cost of 40 euros).

PAYMENT:
Rent has to be paid at the BEGINNING OF EACH MONTH. Delay in payment are not ALLOWED, BE PUNCTUAL, please.
ALL PAYMENTS can be done with cash, or bank transfer, or web site platform (payment punctuality is a must).
NOTE: Please READ CAREFULLY THE EXTRA COST other than the rent, that are: electricity, water, gas, heating and general cleaning of the house. These costs are NOT INCLUDED in the monthly rent of 750 and have to be paid on top of the rent every month.
UTILITIES must be paid separately every month, and depend on each one's personal consume. So be mindful!
Additional (mandatory) costs: 40 euros for cleaning every month + 50 euros to be paid at check-out for deep cleaning.
There are also some optional services: towels and sheets for 30 euros, and 35 euros for guests.

NOTE: Deposit of 500 euros for one month stay, and 1000 euros for more than one month stay MUST be paid in advance in order to book the room. Deposit is NOT MEANT to be used to deduct the last 2 months of rent! ALL damages that will result at the end of your staying will be counted in euros and deducted from the deposit. Who does not pay the utilities or cleaning, they will be deducted from deposit.


CLEANING:
This is not an HOTEL or B&B, so you are incharge to keep always clean your own room and the bathroom (shared with the guest of the other rooms) and also the shared kitchen (plates/pot/table/sink/fridge etc) after used them.
Also you have to leave them DEEP CLEANED at the end of your stay.

DOUBLE OCCUPANCY/HOSTING SOMEONE:
For double occupancy or if you want to host an extra guest (relatives, brother/sisters/friends) ask in advance for the permission and your hosts will have to pay 25 euros per day for the lenght of their stay, as written in the description.

TRANSPORTATION:
Bus stop n. 488 in front of the house leading directly (10 minutes) to Sapienza University (piazzale del Verano) and bus n 309 to Tiburtina station, metro B in 10 minutes also.
The surrounding area is full of services: shops, supermarkets, restaurants, bars, pharmacies, post office, tobacconists, etc., etc.

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on HousingAnywhere must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On HousingAnywhere, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact HousingAnywhere customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
