Whether focused work at the electrically height-adjustable oak desk with a 4K monitor, movie nights with real 5.1 sound, acoustic absorbers, HD projector, and electric screen, or simply relaxing thanks to the dishwasher and vacuum-and-mop robot – this apartment is optimized down to the smallest detail.

Our two studios are among the largest living spaces in the entire building and are the only units with this extensive premium equipment.

Only about a 5-minute walk from the main train station, the Old Town, and the local recreation area Wöhrder See / Wöhrder Wiese, our fully equipped studio awaits you in the new building of a student apartment complex that perfectly combines modern living, studying, and relaxing. Several university campuses are also within walking distance.

Thanks to the nearby main train station, you can do your shopping even on Sundays and public holidays (including Lidl, Müller drug store, and many small shops) and remain well supplied even during very long nights with food options that are sometimes available around the clock. You also have direct access without transfers to all subway and suburban rail lines. If you want to shorten the walk even further, there is also a tram stop with three lines—each passing through the main station—almost directly in front of the building.

Thanks to the central location, you can also easily reach numerous parks, museums, galleries, sights, restaurants, bars, nightclubs, and cultural offerings on foot.

Even within the building, our studios are particularly well located: close to the elevator and stairwell, yet quiet and with a view of the inner courtyard.
All residents also have access to two common rooms (one with a kitchen), a laundry room with washing machines and dryers, and the courtyard with seating areas.

All appliances and furnishings were newly selected specifically for our studios. In doing so, we placed particular emphasis on quality, functionality, durability, and sustainability and also considered independent product tests and extensive user reviews.

💰 Furnishing Budget
To allow you to adapt your studio even better to your personal needs, we provide a small furnishing budget of €15 per booked month.

You can use this to purchase additional items that make your stay even more comfortable—for example additional kitchen utensils, extra bed covers, a different pillow, or similar useful additions to the existing equipment.

To ensure the apartment remains functional and pleasantly furnished, we ask for brief coordination for larger purchases:
• Purchases over €20 should be briefly coordinated with us in advance
• Items should meaningfully complement the equipment without overcrowding the space
• All purchased items remain part of the apartment furnishings

For reimbursement, it is sufficient to submit the purchase receipt digitally and keep the original. Reimbursement will be made after submission of the corresponding receipts within the available budget.

This way you can easily personalize your studio further—while the high-quality furnishings are preserved in the long term.

At least one person named in the rental contract per apartment must have an education-related status; proof must already be provided at the time of booking. Proof documents from eligible persons may include:

📜 Comparable documents may also be valid; please clarify in advance if necessary.

⚠️ The apartment is located in a residence hall designated for students, trainees, and persons in education or further training. By making a booking, the tenant confirms that they meet the usage requirements of a residence hall. At least one person must generally hold an education-related status during the rental period. A limited transition period before the start of a program of up to three months or after the end of a study, training, or education program of up to six months is permitted, provided that the stay continues to be related to an educational purpose.

Long-term use beyond a period of approximately six months after the unforeseen loss of status (e.g., due to withdrawal, termination, or exmatriculation) may be incompatible with the designated purpose of the residence and must therefore be reported to us immediately.

🏢 House Rules
The currently applicable house rules and fire safety regulations of the building are part of the apartment’s terms of use and must be observed by all residents. They will be provided to the tenants before or at the latest upon move-in.
