This amazing property offers the most stunning sea views you could ask for, while being conveniently close to the Old Town of Rethymno and beautiful beaches. The 140 m2 property spreads in 2 levels and can comfortably accommodate 6 guests, offering full privacy. Layout Villa Balance is furnished in white fabrics inside and out to reflect the sunshine and offer a breezy summer feeling, while the wooden furniture and living room ceiling add a cosy touch to this superb holiday home. The simple, minimal decoration allows you to easily move around the spaces, while the layout offers privacy within your group featuring 3 en-suite bedrooms. Also, the energy system is eco-friendly, as it has a photovoltaic use.
Ground Floor
Entering the Villa on the ground level an airy open plan area features the living room, dining area and kitchen. The seating area offers 2 sofas and coffee table, 43’’ HDTV with Netflix, Bluetooth speaker and fireplace. The kitchen is fully equipped with all the essential appliances you will need on a self catered holiday, while the adjacent dining table for 6 can host your homemade meals. The living room opens up to a spacious veranda and the pool terrace, thanks to large floor-to-ceiling large doors, allowing you to take in all the beauty of the sea and sky that spread out under your feet, only ending at the horizon line. The outdoor lounging area is ideal to unwind and switch off to enjoy the sunset with a refreshing drink in your hand. The main entrance also offers access to the BBQ at the rear part of the Villa. Furthermore, one en-suite bedroom can be found on the ground level, offering a 1,60 x 2,00 bed and of course amazing sea views and access to the veranda.
Lower Floor
The lower floor is home to the 2 remaining bedrooms of Villa Balance, both offering 2 single beds each (0,90X2,00) that can be joined together upon request. The two bedrooms also offer access to a second, shared veranda, of course also enjoying the privilege of the awesome sea views. All bedrooms are air-conditioned, have ceiling fans, 32’’ smart TVs, en-suite bathrooms and closets. Finally, a laundry room with a washer is also available here.
Outdoor area
The exterior of Villa Balance is the epitome of island living, covering 4.000 m2 and offering many facilities.- Its jewel is the private, 32 sq.m. infinity, ecological swimming pool, 1,50 m deep with step access. The pool can also be heated upon request, with an additional daily charge. Enjoy the mesmerising unobstructed views of the sea and the small gulf of Gerani on your left.
The pool area is equipped with 6 sun beds, side tables and 3 umbrellas, so you can sunbathe at ease or chill under the shade and catch up on your favorite books.
- Charcoal BBQ facilities with an outdoor sink are also available outdoors, allowing you to practice your grilling skills.
- The outdoor dining area for 8 with a built-in bench under a shaded pergola offers ample opportunity for al fresco dining with your loved ones.
- An artificial lawn covered area is accessible from the lower floor and the surrounding gardens planted with trees are perfect for kids to play.
- The whole Villa is fully fenced and has a gated entrance offering security and full privacy to our guests, as well as parking space for 3 cars.
- Even though the Villa is located above the highway there is no noise, as it’s at a higher altitude.Villa Balance is approved by the Greek Tourism Organization & managed by "etouri vacation rental management".

Cancellation Policy
You can cancel the reservation for free within 30 days before moving.
If you cancel your booking 30 days or more before the move-in date, you’ll get a refund of the entire first rent. If you cancel your booking up to 14 days before the move-in date, you’ll get a refund of half of the first rent. If you cancel your booking less than 13 days before the move-in date, you won’t get a refund of the first rent.

What happens after I make a reservation?
Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.
What is the standard furnishing of flats?
All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.
What is a medium-term rent?
The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.
Can I go through the contract before I make a reservation of the housing?
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.
Can I see my chosen accommodation in person before I sign the lease agreement?
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on Flatio at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.
How can I pay?
On Flatio, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.
How can I cancel my reservation?
How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
