Modern and bright two-bedroom apartment of approximately 80 sqm located in Bologna, on the 2nd floor of a residential building without lift (40 steps) in the Saragozza district. The property has an unassigned parking space inside the condominium courtyard, and two pleasant balconies overlooking the gardens and hills surrounding the apartment.
Guests have full use of the kitchen, sheets and towels provided. Upon arrival our staff will be at the apartment to explain the operation of the equipment and deliver the keys. During your stay, we will be at your disposal for any event.
This apartment, overlooking a private and very quiet side street, is furnished in new vintage style. There is a modern atmosphere, but full of character, thanks to the skilful use of iconic 20th century furniture. The property was completely renovated in 2022, it's equipped with air conditioning in every room and central heating, it's located close to Via Saragozza, in the context of a green neighborhood well served by commercial activities and public transport, which allows you to reach the historic center quickly by car or bus.
The entrance leads to a corridor that takes you to the bedrooms and, through a spectacular glass door, opens onto the large living room. This area, which overlooks the long balcony equipped with a table and its seats, is divided into two parts. On one side, the relaxation corner, furnished with a wonderful 1960s bookcase, a romantic desk placed in front of the window, a single pouf-bed (80 x 190 cm) and a comfortable double sofa bed (140 x 200 cm), placed in front of the 50" Smart TV.
The elegant oval wooden table from the 1970s, with its green glass top and matching seats, can accommodate up to 6 diners and is located in front of the modern open kitchen. The kitchen has a peninsula to increase the work space, and is equipped with a dishwasher, washing machine, oven, column fridge, electric kettle and gas hob.
The sleeping area is accessed through the entrance corridor, which ends in the large master bedroom. This bedroom is equipped with a large corner walk-in wardrobe and a comfortable double bed (160 x 200 cm). The second bedroom has access to a small balcony and offers two single beds (80 x 200 cm): the second bed pulls out from under the first and can be easily closed to make more space in the room. The single sliding bed is low, futon style. The furnishings are completed by a functional bunk wardrobe and the practical desk, very convenient to use as a smart-working station.
Both bathrooms have windows; the main bathroom is decorated with anthracite color tiles and offers a large wardrobe, as well as a bathtub. The second bathroom is located in the guest room and is equipped with a spacious walk-in shower built on site.

The rental price includes the initial and the final cleaning, the rent, Italian taxes (television and garbage) and doesn't cover the condominium expenses (€ 160 per month), WiFi internet (€ 40 per month) and bills (electricity, gas and water). Regarding the bills, a forfait of € 100 will be paid monthly. Only if you exceed this forfait, you would have to pay the difference. No refunds will be due if the total bill is less than the monthly forfait. If your stay includes some days of the subsequent month, the forfait for the bills will be calculated pro rata.
Area:
The apartment is located in a green, extremely convenient residential area, outside Porta Saragozza, not far from the center of Bologna and convenient for reaching Casalecchio di Reno. We are near the Faculty of Engineering, the Maggiore Hospital, the Stadium Dall'Ara and the Unipol Arena.
We are in the immediate vicinity of the portico of San Luca: the longest porticoed walkway in the world, which allows you to reach the top of the hill with a beautiful walk where the religious sanctuary of the same name is located. The property is located in a neighborhood surrounded by public parks that climb up the hills surrounding the city, offering views waiting to be discovered. It is possible to find numerous nearby shops within walking distance of the house, a minimarket, the bank and the post office a little further away.
The property is easily accessible by car thanks to its proximity to the Bologna ring road and at the same time allows you to reach the historic center very quickly through Via Saragozza.
Public transportation:
At 120/150 meters from the apartment it is possible to take the bus to reach the historic center or the train station in about 10/15 minutes.
Parking:
The apartment is outside the limited traffic zone (ZTL) and is equipped with an unassigned parking space, subject to availability, inside the condominium. Furthermore, there is the possibility of free parking in the streets adjacent to the property.
Important: guests must pay a tourism tax, which is not included in the price: € 4 to € 7 per person, per night. The fee is only applied to the first 5 nights.

What is the standard furnishing of flats?

What is a medium-term rent?
The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without HousingAnywhere is not that easy.
Can I go through the contract before I make a reservation of the housing?
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on HousingAnywhere, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on HousingAnywhere.
Can I see my chosen accommodation in person before I sign the lease agreement?
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on HousingAnywhere from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on HousingAnywhere at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.
How can I pay?

How can I cancel my reservation?
How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
