A newly fully refurbished 35m2 modern and elegantly decorated apartment downtown Athens. It is located right opposite the Agios Ioannis Metro Station which is 3 stops from the Acropolis Metro Station.
The apartment has a brand new air-condition, free high speed- optic fiber of 300 Mbps Wi-Fi, a smart TV, a fully equipped kitchen, washing machine, a working area, a dining area, a lounge and a balcony.
The neighborhood is very friendly, tranquil and secure, with many shops, cafe and restaurants.
The property
KK Athens Fine Stay is a spacious and comfortable apartment for 2 persons. It is furnished with much attention to every detail, colored softly with white dove color on the walls, with a touch of marble and stone Italian tiles and a natural wooden floor.
The bed and the pillows are of Elite’s Strom Hotel high end collection and it is covered with modern natural anti-allergic fabric. The mattress is “Sealy Vermont”, a well-known international brand, that produces mattresses of high quality to ensure a good night sleep. Linens are provided and are made from ecological fabrics.
The lighting has been designed and provided by Bright S.A., a leading European manufacturing company in the lighting industry. The bedside lighting has 3 scale dimer, offering different light ambience according to ones’ needs.
Original paintings decorate the walls.

The kitchen
There are 2 coffee machines, one for espresso and one for Americano, a microwave oven, a 4 kitchen hob, an oven, a built-in washing machine, a toaster, a sandwich maker, a water boiler, an electric shaker for “frape” (cold coffee), a large refrigerator and all the amenities of a fully equipped kitchen. The tap water is drinkable.
The bathroom
An elegant modern space, offering the sense of a Spa. Messinian Spa are the bathroom products that have been carefully selected and chosen among many others, because they use pure olive oil. Towels of two sizes and hair dryer are provided.
Breakfast
Breakfast is not provided. However, the closest supermarket (Sklavenitis) is 3 min walk from the apartment, for those who love homemade breakfast. A bakery-pastry shop (Melizimo), with hand made products are in 2 min walk and several delightful cafes are literally at the door step, within 1 min walk and can offer local delicacies for breakfast.
House rules / Amenities
At KK Athens Fine Stay, we have simplified the house rules for your convenience. You will find a card with all the necessary information inside the apartment.
The key to the building entrance is in the key box with the code provided. However, if the front door is already open, you do not need to take the key from the box.
If you do use the key, please return it to the key box and rotate the digits afterward to ensure it remains secure.
Then take the elevator to the 2nd floor, where you will find another key box next to your apartment door. Inside, you’ll find both keys — one for the building and one for the apartment. The access codes will be sent to you prior to your arrival.
Upon departure, please return the keys to the key box, or simply leave them on the table.
We are happy to offer free luggage storage on the day of your checkout. Early check-in is also possible, subject to availability. If the apartment is not ready when you arrive, you’re welcome to leave your luggage with us, explore the area, and return later.
You can scan the Wi-Fi code from the router with your smartphone for easy access, or enter it manually. The code is also available on the information card and was sent to you via Airbnb.
Hot water is plentiful on sunny days. On cloudy days, please turn on the electric water heater, as described on the card.
We kindly ask that you:
• Turn off the air conditioning when windows are open.
• Avoid placing items on the kitchen hob.
• Refrain from smoking indoors.
• Do not flush paper or other items down the toilet.
• Respect quiet hours from 14:00 to 17:00 and after midnight.
• Please dispose of garbage before you leave, if possible.
• Note that parties are not allowed.

The neighborhood is friendly, tranquil, and secure, with many shops (including 24-hour convenience stores), cafés, and restaurants nearby.
The nearest airport is Eleftherios Venizelos Airport, 35 km (21.7 miles) away, conveniently connected by Metro. The building is a typical Athenian structure with friendly and helpful residents.

Cancellation Policy
You can cancel the reservation for free within 14 days before moving.
If you cancel your booking 14 days or more before the move-in date, you’ll get a refund of the entire first rent. If you cancel your booking up to 7 days before the move-in date, you’ll get a refund of half of the first rent. If you cancel your booking less than 6 days before the move-in date, you won’t get a refund of the first rent.

What happens after I make a reservation?
Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.
What is the standard furnishing of flats?
All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.
What is a medium-term rent?
The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.
Can I go through the contract before I make a reservation of the housing?
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.
Can I see my chosen accommodation in person before I sign the lease agreement?
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on Flatio at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.
How can I pay?
On Flatio, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.
How can I cancel my reservation?
How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
