Welcome to our bright, dual-aspect 4-room apartment, ideally located 750 m from the beaches of Juan-les-Pins and 1 km from the center of Antibes.
Situated on the 1st floor of a secure residence with elevator, it offers a comfortable, quiet, and functional setting to explore the French Riviera.

The living area, approximately 30 m², includes a 16 m² air-conditioned living room, a 6 m² entrance hall, and an 8 m² separate yet open kitchen. The living room features a 2-seat sofa with footrest, a 43-inch Smart TV with Fire Stick, and direct access to a furnished balcony (table for 2, south-east facing, sunny from morning until early afternoon).

The apartment has 3 bedrooms:

▸ Spacious 15 m² bedroom with 160×200 double bed, air conditioning, wardrobes, and two desks, ideal for comfortable remote working.
▸ Second 12 m² bedroom with 160×200 double bed, air conditioning, and storage space.
▸ Third 9 m² bedroom with 140×200 double bed, not air-conditioned but naturally cool thanks to its north-facing exposure.
▸ All bedrooms are equipped with wardrobes or closets for maximum comfort.
▸ The bathroom features a shower. The toilet is separate.
▸ The kitchen is fully equipped (oven, dishwasher, coffee machine, etc.), perfect for preparing meals just like at home.

The apartment offers very high-speed Wi-Fi (up to 8 Gb download / 1 Gb upload), reversible air conditioning (living room + 2 bedrooms), and central heating in winter.
A private garage is located 10 m from the entrance, and shared parking is also available.
The train station is 400 m away, and the bus stop is 50 m away.

Access

▸ Guests have access to the entire apartment: living room, kitchen, bathroom, separate toilet, balcony, two bedrooms, and common areas.
▸ On request and subject to availability, guests may use a secure private garage, located on the second basement level of a nearby building (approx. 10 meters away), or a private outdoor parking space, at a cost of €10 per day.
▸ Shared residence parking available, subject to availability.
⚠️ Important note: only parking spaces located on the living-room balcony side are reserved for guests. Spaces on the opposite side are shared with another residence, and some are reserved.
▸ A waste disposal room is accessible from the kitchen balcony via an opening on the left. Plastic and paper must be disposed of in the recycling room downstairs, accessible with the green key provided.
▸ Access is strictly limited to guests listed in the reservation. Outside visitors are not allowed, even temporarily. Any unauthorized person may result in cancellation of the stay.
The residence is under video surveillance to ensure everyone’s safety.

▸ I remain available throughout your stay, as does my team, to answer any questions or assist if needed. You may contact us at any time via Airbnb messaging or by phone.
▸ Keys are handed over in person or via a key box, depending on arrival time and availability.

Notes

▸ Bed linen is provided, as well as bath towels, bath mat, toilet paper, dishwashing liquid, Nespresso capsules, tea bags, and all the essentials to get your stay off to a great start.
▸ The apartment is not suitable for guests with reduced mobility or very young children, due to steps (at the building entrance and near the elevator) and the absence of a bathtub.
▸ The property is located in a quiet yet central residential area. Everything is within walking distance: shops, beaches, train station, and the lively center of Juan-les-Pins is just a 5-minute walk away.
No construction work is planned in the building, so no disturbance is expected.
▸ Small pets may be accepted upon prior request. Please contact us before booking for confirmation.
▸ Access to the residence and building is via secure badge entry.
To access by car, a remote control (provided) is required to open the shared parking gates.
Parking is available in the garage or private outdoor space, subject to availability and €10 per day supplement.
▸ Check-in from 3:00 PM and check-out by 11:00 AM.

Cancellation Policy

Strict (30-days)

You can cancel the reservation for free within 30 days before moving.

Backup accommodation

If you cancel your booking 30 days or more before the move-in date, you’ll get a refund of the entire first rent. If you cancel your booking up to 14 days before the move-in date, you’ll get a refund of half of the first rent. If you cancel your booking less than 13 days before the move-in date, you won’t get a refund of the first rent.

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?

All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.

What is a medium-term rent?

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.

Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
If you move in and find that the rented accommodation doesn't match the information on Flatio at the time the reservation request was sent to the landlord, you can withdraw from the lease agreement under certain circumstances explained in this article in our help center.
Also, under our "secure move-in" policy, we'll assist you with moving to an alternative accommodation if you report within a certain period of time that the rental unit doesn't match the ad and the landlord doesn't fix the problem immediately. You can read the details in our help center.

How can I pay?

On Flatio, you have a variety of payment methods to choose from. You can use your card, payment gateway or bank transfer. Just pick the one which suits you the most.

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
